We have partnered with Zillow with their advanced account that allows our listings to feature the property's Video Tour with their Photos so potential buyers can see all your home has to offer!

In addition, we also use a system called AdWerx that broadcasts and puts your home on Google Searches for the area.

 Complete Market Analysis

  • We will make an appointment to come see your home in person so we can outline all the important features and upgrades that will market your home best.

  • Together, we will determine the Fair Market value of your property by doing a full market analysis on what has sold in your area.

  • We will hand you an estimate of the selling expenses to show your net proceeds after the sale of your home and all closing fees, loan pay-offs, etc.

  • Together, we will enter into a listing agreement where we can start to market your property!

Prepping Your Home for the Market

  • We will create a staging plan to help market your home for photos and showings and budget for your approval.

  • We will suggest repairs and improvements for you to complete to sell your property for the highest price.

  • Should you decide to professionally stage your home (highly recommended for vacant homes), we will help schedule a free home staging appointment with a professional design consultant.

  • Many times, we suggest completing a Home Inspection prior to hitting the market so that all necessary repairs are already complete. This is a HUGE selling point for Buyers!

On Market Marketing Plan

  • List your property on the Multiple Listing Service (MLS). From here, your property will be featured with Premium Placement on,,, & on over 50 other websites!

  • We will hire a professional photographer to take photos of your property for the MLS and Internet websites. This will be online viewer's sneak peek into your home and will help them decide to come take a look!

  • We will also hire a Professional Videographer who will do a video commercial of your home!

  • Install a lockbox which gives ONLY Realtors access to facilitate showings.

  • Schedule Broker Tours to showcase your home for other agents to market to their Buyers.

  • Promote your property by networking with our agents and active agents from other companies.

  • Install a professional Post Yard sign on your property to generate buyer calls and provide custom color photo brochures outlining the key property features for people to take on the property as they pass by.

  • We will place multiple FOR SALE Directional Signage leading to your property to gain traffic.

  • Market Open Houses to allow Buyers to come view the home, hosted by K2 Realty Team!

  • Your home will be showcased on and K2 FB, Twitter, YouTube & Instagram Pages.

  • Design a full page showcase exclusively for your home to give the best Internet presence.

  • We will find and complete all forms requested by Buyers. For example: Tax Estimates, Floorplans (if accessible), Septic Information (if needed), etc

Communication Promise

  • The #1 rule we follow in our business model is the promise of COMMUNICATION! There's nothing worse than not being able to get a response on one of the most important transactions of your life. We will keep you in the loop on the sale of your home as frequently as you'd like. When we start our professional relationship, we will cater our communications to you in whatever form you request. (Phone call, text, email, etc). And we PROMISE to never be MIA.

Advise on the Sale

  • As your Realtors, we will carefully review and present all offers for your consideration.

  • We will ensure that the prospective buyers are Pre-qualified to be sure they are able to purchase your property before you consider their offer.

  • Should the offer not suit your needs, we will prepare a solid counter-offer to ensure the transaction will close on time with no surprises.

  • As a 2-part part, we will together manage all the details of your real estate transaction.

Full-Time Transaction Management

  • Once we are under contract, we will open escrow and start the process with Title. we will order the preliminary title report and review the condition of title.

  • Along with the Buyer's Agent, we will arrange the property's Home, Termite and other inspections as needed.

  • After repairs have been negotiated, we will supervise any agreed-upon home repairs.

  • Assist with all disclosures, including the seller’s property disclosure, supplemental disclosures, smoke detectors, hot water heater and environmental hazard disclosures, etc. pertaining to the property.

  • We will help oversee the loan approval process for the Buyer to be sure your transaction closes on time.

  • Coordinate and Supervise the appraisal process (if a loan is being used to purchase the property) to ensure the proper value. *As the Seller, you will not have access to the final Appraisal as that is the personal document for the Buyer and their lender. You will only know whether the home appraised for the contract price.*

  • Order the HOA documents including the CC&R’s, budgets, by-laws, etc. (if applicable)

  • Provide updated preliminary closing statements for your review.

  • Stay on top of all other matters to be sure your real estate transaction closes on time and is hassle-free!
